Luxurious new waterfront development sails to the warmest island of Galveston
Since 1982, tiny Tiki Island, which spans just 1.5 square miles, has been a hotbed of well-to-do retirees and second home owners in Galveston.
With a population of not quite 1,100, with some 482 mostly waterfront households, the village is one of the premier destinations on the Gulf Coast.
Now, a new development promises luxury living for those looking to board one of Texas’ busiest coastal destinations. The Residences at Tiki Island is a 70-unit condominium development slated for launch in 2022, the developers said.
The end of the project is scheduled for summer 2024.
Texas-based Legend Communities veterans of waterfront real estate developments has appointed NAN Properties Developer Services as its exclusive listing agent, according to a press release.
Expect some 70 luxurious two-, three- and four-bedroom condominiums, ranging from 1,200 to over 3,000 square feet. The top two floors will feature two-story penthouses with elevators included in the floor plans.
Meanwhile, buyers can search for 80 luxury waterfront villas, a waterfront restaurant, boat shop, boathouse, and marina rental slips. Prices in the 6 acre waterfront community currently range from $ 800,000; villas start at $ 1 million.
As Tiki Island is all about aquatic life, the development also includes a marina with a restaurant and a very large boathouse for over 200 boats.
About these highly sought-after villas: Residences will include dumbwaiters to help homeowners transport groceries and parcels from their car to their homes. The weather is obviously a concern (given Tiki’s location facing the water), each villa will also have a back-up generator.
These Tiki Island residences should have access to a state-of-the-art fitness center, resort-style pool, outdoor kitchen and lounge, and even a dog park. The community promises to be a golf cart friendly community, with a boat valet for easy access to the water, as well as striking views of the bay.
Other resort amenities currently planned include:
- A promenade and a pedestrian site for the connectivity of the neighborhood.
- Dry storage to house over 200 boats on four levels.
- A 6,500 square foot waterfront restaurant with indoor and outdoor seating.
- A seaside store with retail space.
- Marina rental slips and a guest slip area for the ship’s restaurant and store.
- Parking for cars and golf carts.
“The Tiki Island Residences will provide boat owners with a dream opportunity not only to welcome their vessel on-site, but also to enjoy the many amenities just steps from their residence on the 6-acre development,” Betty Harbourt, who heads the developer of NAN Properties’ services division, said in a statement. “The plans take advantage of a resort environment and the Tiki Island residences will be owner-exclusive and without short-term rentals. We are delighted to have been chosen to market these premier condominiums.
