A new residential community is heading towards Nokomis

New home construction in Sarasota County isn’t just expanding east, it’s also heading south. National builder PulteGroup recently closed a 44-acre parcel of land for a new community, Legacy Groves, in Nokomis, just north of Venice in southern Sarasota County.
In April, the homebuilder also announced another project to build 166 new homes on 32 acres at Waterside in Lakewood Ranch that should be available in the spring. In 2020, he developed a community of 472 homes, also at Lakewood Ranch called Sapphire Point, among others in the area.
Plans for Legacy Groves are to build an enclave-style gated community of 138 single-family homes and twin villas. The model homes are expected to open in early 2023, with completion and sales scheduled for mid-2023. Villas start from $400,000 and single-family homes from $500,000.
Two entrances are provided for Albee Farm Road, just north of its intersection with Florence Street and Edmonson Road. A 120-year-old oak tree will be a focal point of entry to the new community, including a neighborhood pool and indoor pool cabana. Legacy Groves is located less than 10 minutes’ drive from area beaches and the city of Venice.
Other benefits of the location include proximity to health services at the new Sarasota Memorial Hospital, and major retailers are minutes away with the Sarasota Square mall anchored by Costco. Nearby parks offer outdoor fun and biking along the 20-mile Legacy Trail, just half a mile away, and golfers can experience six nearby public courses. Meanwhile, baseball fans can follow the 2021 world champion Atlanta Braves during spring training at CoolToday Park.
